Why rent a villa in Omiš?
Omiš is 25 km south of Split, where the Cetina River canyon meets the Adriatic Sea. The town stands out on the Croatian coast, with limestone cliffs behind old stone streets, two medieval fortresses, and long sandy beaches. Throughout history, Omiš was home to Dalmatian pirates, who used the river to escape larger ships. Today, Omiš keeps its authentic charm, and the area has one of the highest numbers of quality holiday villas in Dalmatia. Renting a villa here means you get a private pool, a full kitchen, sea or canyon views, and plenty of space for families or groups of friends, often at a lower cost per person than hotels in Split.
Where are the villas located?
The Omiš Riviera stretches about 25 km along the coast, and each area offers a different holiday experience. Staying in Omiš town or the nearby hillsides puts you close to restaurants, the fresh market, and the main beach. Duće, just north of Omiš, is a top choice for families, with 6 km of golden sand, beach bars, and shallow water. Many of our beachfront villas are here. Further north, Dugi Rat and Podstrana are good options if you want easy access to Split.
South of Omiš, the coastline is quieter. Stanići is a peaceful, upscale area known for its beautiful sunsets over calm water. Lokva Rogoznica is a hilltop village with beaches like Ruskamen just a few minutes away. Inland, the villages of Tugare, Gata, and Naklice have the largest and best-equipped villas. They are surrounded by olive groves and vineyards, and often include extras like tennis courts and wellness areas. You will need a car to stay here. If you want complete privacy, check out our secluded villas in Croatia, many of which are in the hills above Omiš.
Which beaches are near the villas?
The sandy beaches of the Omiš Riviera are a real highlight, as sand is rare on the Croatian coast. Velika Plaža, the main beach in town, has soft sand and shallow water that stays knee-deep for up to 200 meters, making it very safe for young children. Duće extends this sandy stretch for another 6 km. If you prefer something different, Brzet has pebbles, pine trees for shade, and clear water for snorkeling. Ruskamen is popular for windsurfing and has pine-fringed coves, while Stanići offers calm pebble bays with great sunsets. Divers often visit Vruja Cove near Pisak, where fresh water springs come up from the sea.
Many of our beachfront villas are just steps from the water, so use the beachfront filter if being close to the beach is important for your trip. Rafting on the Cetina River covers Class II to III rapids through the canyon and takes three to four hours. Zip-line courses cross the canyon high above the river, and canyoning, sea kayaking, and boat tours to the Blue Cave run daily in season. In town, climb to the Mirabella and Starigrad fortresses for views over the riviera. Or time your visit for the Festival of Dalmatian Klapa, the UNESCO-recognized a cappella event that marks its 60th anniversary in 2026. Day trips are easy: Split and Diocletian's Palace are 30 minutes away, Makarska 35 km south, and the islands of Brač and Hvar reachable by ferry from Split.

How much does a villa in Omiš cost?
Villa prices here start at €129 per night and can go up to about €800 for large beachfront properties during peak season. The time of year matters most: July and August are the most expensive, while May, June, September, and October are 20 to 40 percent cheaper for the same villa. Prices also depend on size and amenities. A four-bedroom villa with a standard pool is mid-range. Features like heated pools, saunas, jacuzzis, and direct beach access make villas more expensive.
Most villas sleep 8 to 14 guests, with the largest fitting up to 22, so the cost per person is often much lower than hotels. Find our current discounts from our portfolio. July and August have the warmest sea, the busiest atmosphere, and the most crowded beaches. For many villa guests, the best value is in the shoulder months: May, June, and September offer warm weather, swimmable water, and lower prices. If you visit in April or October, pick a villa with a heated pool so you can swim even if the sea is cooler
How do you book, and how do you get there?
Choose your dates and number of guests, compare villas by location and features, and book directly online. Most villas confirm instantly, and our team will check any remaining dates within a few hours. Most bookings require a deposit, with the rest paid on arrival by card, bank transfer, or Apple and Google Pay. Split Airport is 40 to 45 km from Omiš, about a 45-minute drive. Private transfers cost between €50 and €85, or you can rent a car from around €30 per day. The bus from Split also takes 45 minutes and costs about €3-5, but a car is best if you are staying in the hills or hinterland.

Frequently Asked Questions
Duće is a top pick for families. Its 6 km sandy beach has shallow water, beach bars, and supermarkets close by. Many of our beachfront villas are right on this stretch. Velika Plaža, the main town beach, is also sandy and stays knee-deep for up to 200 meters, making it safe for small children.
Yes, and that's rare in Croatia. Velika Plaža in town and the 6 km beach at Duće are both sandy, while most of the Croatian coast has pebbles or rocks. South of town, you'll also find pebble beaches and coves at Brzet, Ruskamen, Stanići, and Pisak, so you can pick sand or pebbles just a short drive from your villa.
Almost every villa listed here has a private pool, and many also have a heated pool, jacuzzi, sauna, or sea-view terrace. If you're visiting in spring or autumn, when the sea is cooler, a heated pool is a good option. Use the Private Pool, Heated Pool, and Sea View filters above to help you choose.
It depends on where you stay. Villas in Omiš town and along the Duće beachfront are within walking distance of shops, restaurants, and the beach. For hillside villas above the town and properties in hinterland villages like Tugare, Gata, and Naklice, you'll need a car for the uphill return and day trips. Rental cars start at about €30 per day, and most villas have private parking.
Omiš is known for adventure on the Dalmatian coast. Rafting on the Cetina River starts at about €30 per person and takes three to four hours. Zip-lining, canyoning, sea kayaking, and boat tours to the Blue Cave also start in or near town. Some of our hinterland villas have a tennis court, and you can arrange in-villa services like private chefs and massages on request.
July and August have the warmest sea and the highest prices. May, June, and September offer warm weather, swimmable water, and rates that are 20 to 40 percent lower, so the shoulder season is the best value. Adventure activities on the Cetina River run throughout this time.
Split Airport is 40 to 45 km from Omiš, about a 45-minute drive. You can book a private transfer through FerieHome for €50 to €85, rent a car at the airport, or take the bus via Split, which gets you to Omiš in about 45 minutes for around €3. If your villa is in the hills or hinterland, a car or transfer is the best option.
