Villa Nino is a stunning beachfront property spread over three levels, offering a total of 240 square meters of interior space, perfectly designed to comfortably accommodate up to 10 guests. The villa features five spacious, fully air-conditioned bedrooms, each with its own TV and en-suite bathroom, ensuring privacy and comfort for all visitors.
*The outdoor area is truly exceptional, with a private heated swimming pool measuring 8 meters by 4 meters (32 square meters). The pool uses a gentle electrolytic filtering system that is kind to your skin. Around the pool, there is a sun-deck area furnished with eight deck chairs, four lounge chairs, and one swing chair. There is also an outdoor dining area with a barbecue that connects directly to the indoor kitchen for ease of entertaining. Just a few steps down from the terrace is a smaller sun-deck area with three deck chairs, surrounded by the shade of a pine tree, offering peace and privacy. From here, an outdoor staircase leads directly to the pebble beach, only 15 meters from the villa.
*On the ground floor (pool level), you will find a kitchen and dining area that covers 24 square meters. This space includes glass doors facing the pool and open sea, giving guests stunning views while dining. The fully equipped kitchen has everything needed for meal preparation and can accommodate ten people in the dining area. It is air-conditioned and features a flat-screen TV and a two-door fridge.
NOTE: The pool water temperature, even with heating, can be affected by weather and seasonal conditions. Therefore, specific pool temperatures cannot be guaranteed.
*The first floor is accessible both internally and via an outdoor staircase. It includes a spacious 30 square meter living room furnished with a comfortable sofa, air conditioning, a TV, and a PlayStation 5 for entertainment. There is also a work corner for those needing to attend to business or study. The living room opens onto a terrace with a lounge corner offering spectacular sea and island views.
This floor holds two bedrooms: Bedroom No. 1 (15 square meters, west-facing) with a king-size bed (180 cm x 200 cm, which can be separated into two singles), air conditioning, TV, en-suite bathroom with shower, and a terrace furnished with chairs and deck chairs. Bedroom No. 2 (20 square meters, east-facing) has a king-size bed (180 cm x 200 cm, also separable), TV, air conditioning, and an en-suite bathroom with a shower.
*The second floor contains three more bedrooms. Bedroom No. 3 (24 square meters, east-facing) has a king-size bed (180 cm x 200 cm), air conditioning, TV, an en-suite bathroom with shower, and access to a sea view balcony. Bedroom No. 4 (21 square meters, south-facing) also has a king-size bed (180 cm x 200 cm), air conditioning, TV, en-suite bathroom with showers. Bedroom No. 5 (21 square meters, west-facing) offers the same features with its king-size bed, air conditioning, TV, en-suite bathroom, and sea view balcony. Alongside these bedrooms, there is a laundry room fully equipped with a washing machine, dryer, iron, and ironing board.
*Villa Nino includes a secured private parking lot with space for three to four cars. From the parking area, an outdoor staircase leads down to the villa's main entrance situated between the second and first floors. Occasionally, the owner stays on the third floor above the parking area, but the villa's guest areas remain entirely private.
This peaceful beachfront property is located in the quiet Stanići neighborhood, where guests can enjoy amazing sea views and unforgettable sunsets. It is just 15 meters from a pebble beach and 50 meters from the beautiful Stanići beach, which features a beach bar. Shops and restaurants are within walking distance, with the nearest grocery store 300 meters away and a local restaurant only 80 meters above the villa. The town of Omiš, with its river Cetina offering rafting, zip-lining, and canyoning, is just a 4-kilometer drive. The famous historic town of Split is 30 kilometers west, while Makarska with its stunning Lungomare and Biokovo mountain is 30 kilometers east. Additional attractions such as Krka waterfalls are about 1.5 hours away. Boat tours and ferries to nearby Dalmatian islands like Brač, Hvar, and Vis are also easily accessible.
