Why rent a villa in Šibenik?

Two national parks are nearby, which is rare for a villa region in Dalmatia. Krka, famous for its waterfalls, is just fifteen minutes from Šibenik. The Kornati islands, a group of rocky islands that sailors love, are a boat ride away from the same harbor. You can visit both parks easily in a day.

Many people traveling between Zadar and Split miss Šibenik, but they are missing out. Šibenik is the oldest Adriatic town founded by Croats, first mentioned in 1066. The city has steep stone alleys, four fortresses, and the Cathedral of St. James - a UNESCO site built entirely from stone over more than a century. Game of Thrones used its main square as a filming location for Braavos. St. Michael's fortress now hosts open-air concerts with views of the islands.

South of the city, the riviera becomes a series of fishing towns and pine-covered coves, offering some of the best sunsets along the coast.

Where are the villas located?

The collection splits into two very different worlds, about forty minutes apart.

The coastal group of villas is along the southern Šibenik Riviera, including Rogoznica, Ražanj, Primošten Burnji, and stretching toward Marina. Rogoznica is a fishing village around one of the safest bays on the Adriatic, with the Marina Frapa harbor and the unique round salt lake called the Dragon's Eye. Primošten, just ten minutes away, is a classic old town on a small peninsula. It has Raduča beach next to it and the stone-walled Bucavac vineyards behind, where the Babić grape grows in rocky soil. Villas here offer sea views, west-facing terraces, and local dinners just ten minutes away.

The second group of villas is inland, in the Krka region. Promina and Razvode are further into the quiet countryside, with large properties that offer plenty of space and peace. Which beaches are near the villas?

Expect pebble and stone beaches, clear water, and pine trees for shade. This is the classic Dalmatian experience. Raduča in Primošten is the largest and most popular, a long pebble beach that attracts many visitors. Rogoznica has several smaller, calm, and family-friendly beaches because the bay is sheltered from the open sea. In Šibenik city, Banj beach lets you swim with a view of the old town across the channel.

What can you do from your villa?

Start with Krka National Park, and visit early in the day. Skradinski Buk is the most famous waterfall and is best seen before ten in the morning. The park is larger than most people expect, with Roški slap further upstream and the monastery on Visovac islet in the middle of the river. From Skradin, you can enter the park by boat, which is the most enjoyable way to go.

Visiting the Kornati islands takes a full day. Excursion boats leave from Šibenik and Vodice, and the archipelago, with nearly ninety rocky islands, is unlike anywhere else in the Mediterranean. Book a small-boat trip instead of the larger tour boats.

Vodice for nightlife. Split and Trogir both work as day trips from the southern villas, and so does Omiš rafting if you start early.

How much does a villa in Šibenik cost?

Prices range from €210 to about €750 a night. These villas have 4 to 6 bedrooms, most with sea views or large grounds. Prices are highest in July and August, but drop by 20 to 40 percent in May, June, September, and October. Villas in the Krka region offer the most space for your money, while those in Rogoznica and Primošten cost more for their views, but they are worth it. With space for 8 to 14 guests, the cost per person is still much lower than hotels of similar quality.

When is the best time to visit Šibenik?

If we had to choose, June and September are the best months to visit. Krka's waterfalls are fuller, and the boardwalks are less crowded than in peak summer. The sea is warm enough for swimming, and prices are lower. July and August offer concerts at St. Michael's fortress and long evenings, but also higher prices and more crowds at Skradinski buk. October can still be beautiful, especially if you stay in a villa with a heated pool.

Getting here is easier than it looks on the map because two airports are nearby.
