The penthouse with one bedroom (80sqm), the 1st-floor level with two bedrooms (170sqm), the ground floor with two bedrooms (140sqm), the swimming pool with sundeck at the middle floor level, a small indoor GYM corner and all spreads over a plot of 1.000sqm. The attention to every deco touch based on natural materials, offering spectacular views of Ražanj Bay and the Adriatic Sea, makes Villa Roots the perfect choice for several generations of family or a group of friends. With full-length windows throughout the villa that fluidly connect the interior with the terraces, bringing in more light and creating an airy and spacious interior. It is fully airconditioned with free WiFi.
From the covered private parking lot that can take 3 cars, + 2 places on a private open plot in front of the property, and you are taking an indoor staircase to go straight to the penthouse part, and down to the 1st floor and a ground floor level.
NOTE: For smaller groups (eg a couple), the villa can be offered without one floor at a lower price, and everything is by agreement

Directly from the villa you can step on the rocky shore with your access to the crystal clear and warm sea of Ražanj bay (and there are 4 deck chairs for your use), or take a short 5-min walk to the pebble beach, where the sea in this area is crystal clear and warm. The nearest minimarket and few restaurants are 2km from the villa, or you can drive to the supermarket Tommy in Rogoznica (11km) to get a bigger supply. Fantastic view of Rogoznica (short trip by taxi boat), great bicycle tracks in the surroundings, 18km to Primošten, 25km to famous town Trogir, 30km to Split airport, 55km to the town Split with its great historical attractions. Some of the best winemakers in Croatia are around the corner, opportunity to book a boat tour with a skipper, try a fish and picnic day tour, you can try scuba diving in Ražanj, or rent bikes and explore the neighborhood (more info provided by the host upon your arrival)

From the pool area, you can take a few steps down to the ground floor and a few more steps down continues toward the Ražanj bay and direct approach to the sea. A few steps up take you to the 1st floor level with the barbecue. Additionally, every floor level offers an outdoor dining area so you can find your perfect spot for absolute relaxing and enjoying the shades of blue in front of you.
* The 1st floor (a few steps up the pool) has a separate entrance from the indoor staircase, is fully airconditioned, and offers a comfortable living area with amazing sea views, a dining area for 8 people, and a fully equipped kitchen (fridge, dishwasher, microwave, kettle, a filter coffee maker, French press and a Dolce Gusto) a covered terrace with dining table on the west side with pool and sea views, and another terrace on the East side with a gas barbecue and another dining table, ideal for al-fresco gatherings. Villa itself is very well equipped with everything your would need for a very comfortable stay.
