September to December 2026 is what we call the quiet window. Repeat guests rebook their favorite villa for the same week next year, often before they have left. Owners publish 2027 rates, and the first early booking offers appear. Choice is at its maximum. If you know your dates and the Dalmatian region you want to stay in, this is the best-value moment of the entire cycle.
January to March 2027 is the wave. European guests, the largest market for Dalmatian villas, traditionally book in these months. Villas across Dalmatia and on islands like Brač are getting booked quickly.
April to May 2027. The squeeze. Availability for peak weeks is getting lower. Shoulder weeks in June and September usually remain available, but a specific luxury villa for a specific August week becomes a matter of luck.
June 2027 onward. Usually the leftovers and last-minute deals. Occasionally a cancellation opens a great week. Planning a holiday around that chance is not a strategy we recommend for anyone traveling with children or a large group.

You do not pay for a 2027 holiday in 2026. A standard FerieHome reservation works like this: a deposit of roughly 30 percent confirms the booking, and the balance is due 30 to 45 days before arrival. Between those two payments, nothing.
If you need to cancel, the general rule is that the sooner you do it, the more of your payment you can get back. The exact terms depend on the property, and you can find all the details in our terms and conditions.
Here’s a practical tip from our experience: if your plans change, contact us about moving your dates before you cancel. It is usually easier and less expensive to shift your booking to another week than to start a new reservation.
