Villa Calma – 4 Bedroom Property with Heated Pool, Jacuzzi, and Finnish Sauna
Villa Calma is a modern holiday home built in traditional Dalmatian style, located in the quiet village of Gata near Omiš. The property offers complete privacy, a practical layout for families or groups, and a range of wellness and leisure amenities.
The property covers approximately 600 square meters and is fully enclosed with traditional stone walls, landscaped with ornamental plants and Mediterranean greenery. The outdoor area includes a heated swimming pool of 32 square meters (8 x 4 meters, 1.5 meters deep), operational from May 1 to November 1. Next to the pool, there is a Jacuzzi and a Finnish sauna. The pool terrace is furnished with six sun loungers, two parasols, and an outdoor shower. A traditional stone barbecue with a covered dining area provides seating for up to 10 people. On the south side of the villa, there is a 60-square-meter lawn with swings, providing a safe play area for children. The villa also offers a table tennis, providing additional entertainment and recreation for guests of all ages. Private parking for up to three vehicles is available on-site, with access via a paved local road.
The interior of Villa Calma covers approximately 155 square meters and is divided into two floors. On the ground floor, there is an air-conditioned living room with direct access to the pool terrace, furnished with a sofa set and a flat-screen TV. The dining area, integrated with the living space, provides seating for 10 persons. The kitchen is fully equipped with all necessary cookware and utensils. This level also includes:
Bedroom No.1 – two single beds (90x200 cm), as well as a family bathroom with a shower, washbasin and toilet.
The first floor consists of three bedrooms:
Bedroom No.2 – king-size bed (180x200 cm), en-suite bathroom with shower, air conditioning and access to a balcony.
Bedroom No.3 – king-size bed (180x200 cm), en-suite bathroom with shower, and air conditioning and access to a balcony.
Bedroom No.4 – king-size bed (180x200 cm), en-suite bathroom with bathtub, and air conditioning. An additional sofa bed is available for up to two persons.
All bathrooms are equipped with standard sanitary fittings, towels, and hairdryers.
The villa is conveniently located 7 km from the sea and the town of Omiš, which offers restaurants, supermarkets, historical sites, and sandy and pebble beaches along the Adriatic coast. The nearest shop is 500 meters away, while the closest restaurant (one of three in the village) and bar are approximately 1 kilometer from the property. The Cetina River is 6 km away, offering a variety of outdoor activities such as rafting, kayaking, rock climbing, and a zipline park above the canyon. The city of Split is 25 km from the villa, and Split Airport is approximately 45km away.
The area offers many outdoor and adventure activities, including hiking and cycling on nearby mountain trails.
The villa is fully air-conditioned (except bedroom on the ground floor). Free Wi-Fi is available throughout the property. Heating is provided via electric systems and air conditioning units, and pool heating is available seasonally. Safety equipment includes a fire extinguisher, smoke detector, safe, and exterior lighting. Pets are not allowed, and smoking is prohibited indoors. The maximum occupancy is 10 persons. Minimum stay requirements depend on the season. Check-in is available from 16:00, and check-out is until 10:00. Maintenance of the pool and garden is included.
