Located on the gentle slopes of a small hill in Lokva Rogoznica, the villa is just a few minutes' drive from Artina Beach—the most beautiful beach in the area. It is also 7 km away from the small Mediterranean town of Omiš and the Cetina River, where you can find plenty of activities and dining options. The vibrant town of Split, rich in history, is about a 40-minute drive away. A local tavern is situated just 200 meters from the villa, where you can enjoy traditional dishes or sample local craft beers in a quintessential Dalmatian atmosphere. With its excellent location, Villa Mia is an ideal base for family or friend vacations.
**Villa Layout:**
Due to the villa's unique positioning, it is arranged over three levels connected by internal and external staircases.
**Outdoor Level:** - The lowest level features a private swimming pool (11m x 3m) with a massage option, an outdoor shower, and a sun deck area equipped with 10 sun loungers. Guests can enjoy complete privacy here, along with a dining table that seats six and four sun umbrellas.
The property has four secured parking spaces, and it is recommended to have a car during your stay.
Please note that the pool is closed from November through April.
Just a few steps up, there are children's corner with toys, a fun zone with a TV, table tennis, and darts is also located on this level. - Bedroom No. 1 offers a king-size bed (180x200 cm) with views of the sea and pool, A/C, TV, and an ensuite bathroom with a bathtub. - Bedroom No. 2 features another king-size bed (180x200 cm) with the same stunning views, A/C, TV, and an ensuite bathroom with a shower.
**Middle Level:** - An internal staircase leads to the middle level, which includes a fully equipped air-conditioned kitchen, a spacious living and dining room with a TV, and a PS4 for younger guests. - There’s a separate toilet and a washing machine. - A glass wall in the living room provides impressive sea views and direct access to an outdoor dining area. Adjacent to this area is a hot tub and an indoor dining space that accommodates 12 people, complete with an electric barbecue and local wine (not included).
**Upper Level:** - Above the living area, you will find an air-conditioned gym with an exercise bike, Orbitrack, weights, and a Finnish sauna. - Bedroom No. 3 has a king-size bed (180x200 cm) with sea views, a balcony, A/C, TV, and an ensuite bathroom with a shower. - Bedroom No. 4 also features a king-size bed (180x200 cm), sea views, a balcony, A/C, TV, and a walkthrough ensuite bathroom with a shower.
**Pet Policy:** - One pet is allowed free of charge. Each additional pet incurs an extra fee of €100 per week, payable in cash upon arrival.

Explore its beautiful sandy and pebbled beaches, as well as various entertainment options. You can also explore other coastal destinations such as Makarska or Baška Voda, both renowned summer hotspots. For adventure seekers, the villa owner can arrange boat trips to the island of Brač, as well as activities like rafting on the Cetina River or experiencing the thrilling Zip-line over the Cetina Canyon.
